Extracts and certificates from the real estate cadastre
Your bank, notary or an authority needs a document?
As publicly appointed surveying engineers (ÖbVI) we may give information from the real estate cadastre, issue extracts from the cadastral map and the land register and issue certificates. Tell us who is asking you for what.
No obligation · cost estimate free of charge
- Official under GeoVermG M-V
- Fees by VermKostVO M-V
- Usually faster than via the authority
Who is asking you for what?
Usually someone else asks for the document. Jump to the one you have been asked for.
-
The bank wants proof about the property
For financing, the bank asks for a map of the land and buildings, often together with a boundary certificate.
-
The notary needs a land register extract
Before a sale, a division or an inheritance, the current entries of the land register are needed as proof of parcel and ownership.
-
The planner needs digital data
A printout is not enough for CAD and planning. Cadastral data is needed in the exchange format or as DWG and DXF.
-
Is my building within the boundaries?
For a sale or a loan you may need proof that house, garage or other structures really stand on your own parcel.
-
The building authority asks about established boundary points
If the building and its setback area stay at least 0.5 m from the boundary and the boundary points are established, a certificate is enough instead of an official boundary survey.
-
The municipality needs something for its bylaw
A bylaw that shows parcel boundaries must match the cadastre. We check it and certify this.
Extract from the cadastral map
Your property on the official map
The real estate cadastre (Liegenschaftskataster) records all land parcels and important buildings of the state to scale. This secures ownership of land. Where the property lies and what stands on it is shown in the extract from the cadastral map (Liegenschaftskarte), often called Flurkarte in everyday language.
You need it for building applications, for financing and wherever a map of your property is required. We issue it, on paper or digitally.
- Parcel boundaries, parcel numbers and buildings to scale
- On request with the parcel and ownership record (Flurstücks- und Eigentumsnachweis)
- For a building application, your bank, your notary or your own files

Extract from the land register
Who owns it and what is registered?
As publicly appointed surveying engineers we may view the electronic land register (Grundbuch) and make land register prints. They show ownership, charges and restrictions on your property.
If you only need parcel and owner, the cheaper parcel and ownership record from the real estate cadastre is often enough. We tell you what is enough in your case.
- Land register print from us, without your own application at the local court
- Alternatively, the parcel and ownership record from the cadastre
- On request together with the cadastral map extract and the boundary certificate from one source

What else we may issue as holders of a public office.
-
Digital cadastral data (NAS)
We order digital extracts from the cadastral map and prepare them for you. We deliver them in the exchange format NAS, or as DWG or DXF on request. Personal data is not included.
-
Boundary certificate (Grenzbescheinigung)
Proof that buildings, structures and access or utility facilities lie within the parcel boundaries. Deviations or buildings that cross the boundary are documented in the certificate. It is based on a current survey. Banks often ask for it when they finance a purchase.
-
Certificate for established boundary points
If the planned building and its setback area stay 0.5 m or more from the boundary and the boundary points are established under § 29 Abs. 1 GeoVermG M-V, the building authority accepts this certificate instead of an official boundary survey.
-
Cadastral accuracy of bylaws
For municipalities: we check the parcel boundaries and numbers shown in a bylaw (Satzung) by comparing them with the current cadastral map and certify that they match the cadastre.
-
Certifying applications
We certify applications to the land registry to unite or divide properties. So you do not need to go to a notary for this step.
Costs
What do extracts and certificates cost?
They are official services. The fees are set by the state fee regulation for official surveying (VermKostVO M-V, in German) and are the same at all official surveying bodies in the state.
What you need depends on who is asking for the document. Tell us briefly, and we tell you which extract is enough. The cost estimate in advance is free of charge.
Good to know
- Cost estimate in advance, free and without obligation
- The same fees at all official surveying bodies in Mecklenburg-Vorpommern
- Often cheaper than you think: the record from the cadastre is often enough instead of a land register extract
Frequently asked questions
Extracts and certificates
Why can I get the extract from you and not only from the authority?
Because as publicly appointed surveying engineers we take part in the tasks of official surveying. We may give information from the real estate cadastre, issue extracts from the cadastral map and the land register and issue certificates.
It is usually faster with us, and if a survey is needed anyway, you get both from one source.
What is the difference between Flurkarte and Liegenschaftskarte?
There is none. "Flurkarte" is the older name used in everyday language. The official name is Liegenschaftskarte (cadastral map). It shows all land parcels and important buildings to scale.
My bank asks for a boundary certificate. What is that?
A boundary certificate (Grenzbescheinigung) proves that buildings, structures or access and utility facilities lie within the boundaries of the parcel. Deviations or buildings that cross the boundary, for example when something stands fully or partly on the neighbouring land, are documented in the certificate. It can only be issued on the basis of a current survey.
Banks often ask for it when you take out a loan secured on the property.
What do official extracts and certificates cost?
They are official services. The fees are set by the state fee regulation (VermKostVO M-V) and are the same at all official surveying bodies. You get a cost estimate in advance free of charge.
Extract from the cadastral map
Where do I get an extract from the real estate cadastre?
From the cadastre and surveying office of your district or from a publicly appointed surveying engineer, including us. The fee is the same everywhere, set by the fee regulation VermKostVO M-V.
Tell us what you need the extract for, and we choose the right one.
In which form do I get a cadastral map?
As an official extract on paper or as a PDF. For planning and CAD we also deliver the data digitally, in the exchange format NAS or as DWG and DXF (see digital cadastral data).
Who can get an extract from the cadastral map?
Anyone can get an extract from the cadastral map without owner details. Owner details are only given with a legitimate interest, for example to the owner or with the owner's authorisation.
I want to buy a house. Where do I get a cadastral map?
From us. The address or the parcel number is enough. As a prospective buyer you receive the map without owner details. What else to check before buying is on the page Buying property in Germany.
Extract from the land register
Where do I get a land register extract?
From the land registry at the local court (Amtsgericht), through a notary or from us. As publicly appointed surveying engineers we may view the electronic land register and issue land register printouts. You do not need to apply to the court yourself.
Can anyone get a land register extract?
No. Only someone with a legitimate interest may view the land register (§ 12 GBO), for example the owner, an heir, a bank or a prospective buyer with the seller's consent.
If it is only about the parcel and ownership, the cheaper parcel and ownership record from the real estate cadastre is often enough.
Which details do I need for a land register extract?
The address or the parcel (Gemarkung, Flur, Flurstück), and if known the land register district and sheet number. Plus proof of your legitimate interest, for example an authorisation from the owner.
Can I get a land register extract online?
Not directly. The electronic land register is only open to authorised bodies such as notaries, authorities and publicly appointed surveying engineers. But you can request the land register extract from us online and receive the printout as a PDF or on paper.
Cadastral data in NAS format
What is NAS?
NAS stands for Normbasierte Austauschschnittstelle (standards-based exchange interface). It is the nationwide format in which official cadastral data is supplied. It contains the data of the real estate cadastre: land parcels, buildings and actual land use. For planning and GIS it is the most reliable basis. Technically, however, it is a large XML file that is not meant to be viewed directly.
Where can I get this data?
The real estate cadastre is kept by the cadastral offices of the districts and independent cities. The State Office for Internal Administration (Landesamt für innere Verwaltung) brings the data together for the whole state. As publicly appointed surveying engineers we order the digital extracts for you and issue official extracts from the cadastral map ourselves. On request we also set up regular updates.
Can I open NAS data directly in my CAD program?
Usually not, the format is too complex for that. So we convert the data into the format you need, for example DXF, DWG or Shape. We make sure the layers are well structured and the symbols are correct. We also state the coordinate reference system clearly, so the data sits in the right place in your project.
Are the boundaries in the cadastral data accurate to the centimetre?
Not always. The accuracy depends on how and when the boundary points were created, and the cadastral map itself does not tell you this. Legally, the position is only reliable for established boundary points (§ 29 Abs. 1 GeoVermG M-V). If you want to plan or build close to the boundary, have the boundary checked first and, if necessary, officially established. We do both for you.
Do I also get the owner details?
Owner details are personal data, so they are not supplied with the digital extracts. If you have a legitimate interest, we can prepare a land register print or a parcel and ownership record (Flurstücks- und Eigentumsnachweis) from the real estate cadastre for you. For planning, parcel and building data is almost always enough.
Which cadastral data and services do I get from you?
We supply cadastral extracts and cadastral maps, prepared ALKIS data in the format you need, boundary checks and official boundary surveys, and an assessment of how reliable the boundaries really are.
