Boundary survey by publicly appointed surveying engineers
Land survey: find your boundaries, divide your plot
A boundary survey shows exactly where your boundary is. If you want to sell, pass on or build on part of your land, we make it a separate land parcel. Both are official surveys. The result is recorded in the real estate cadastre.

The key facts
- When do I need it?
- When the boundary is unclear or disputed, markers are missing, you build close to the boundary or want to sell part of your land.
- Who may do it?
- Publicly appointed surveying engineers (ÖbVI). They act with official authority, on the same footing as a public authority.
- What does it cost?
- The fees are set by the state fee regulation (VermKostVO M-V) and are the same everywhere. The cost estimate is free of charge.
- What do I get?
- Officially established boundaries, boundary markers on site and, if you divide the plot, new parcels for the purchase contract and land register.
Establishing and restoring boundaries
Where exactly is my boundary?
Before you buy, build a fence or a house, or when you disagree with your neighbour, you need to know where the boundary really is. Fences and hedges are not a reliable guide.
In an official boundary survey (Grenzfeststellung) we take the boundary points from the records of the real estate cadastre (Liegenschaftskataster), measure them on site and establish them with the owners involved (§ 29 GeoVermG M-V). If a point was established before and only the marker is missing, we put it back in place. This is called restoring a boundary point (Grenzwiederherstellung).
- Required for a building application if a building or its setback area comes closer than 0.5 m to the boundary (§ 7 Abs. 2 BauVorlVO M-V)
- We usually mark the boundary points with boundary markers (Abmarkung)
Would you like your boundary established or restored?

Dividing, parcelling, subdivision
Divide your plot or parcel out building land
If you want to sell part of your land, divide an inheritance or separate a building plot, you need a separate land parcel (Flurstück). Only then can the land register (Grundbuch) record the area as a property of its own or add it to your neighbour's property.
We plan the division with you, from a single plot to parcelling a whole building area. The draft can be the basis of your purchase contract. In a subdivision (Zerlegung) we measure the new boundaries on site and set the boundary markers. In special cases it works without a survey on site, as a Sonderung.
Would you like to divide your plot or separate part of it?
Request a subdivision- New parcel boundary
- New boundary point with marker
- Existing boundary point
- Separated as a building plot

Setting boundary markers (Abmarkung)
We mark established boundary points permanently with boundary markers, so everyone can see where the boundary is. In Mecklenburg-Vorpommern this is the rule. If construction work is in the way, the markers follow later with the final marking (Schlussabmarkung), in building areas usually after the roads and utilities are built.
-

Merging parcels (Verschmelzung)
Neighbouring parcels of the same property can be merged into one. This makes later surveys easier and cheaper. We do the preliminary check and the enquiry at the land registry. As part of a subdivision, the merger costs no extra fee.
-

Have a new building surveyed
If you have erected a building or changed its ground plan since 12 August 1992, you must have it surveyed (§ 28 GeoVermG M-V). Our guide explains what to do when the cadastral office writes to you.

-
Request
Describe what you need and choose your land parcel on the map of the online request. We tell you which survey is needed and estimate the costs.
-
Preparation
After you place the order, we obtain the records of the real estate cadastre and evaluate them: where are the boundary points, which neighbours are involved?
-
Survey and boundary appointment
We measure on site and set the boundary markers. At a boundary appointment (Grenztermin) we show the parties involved where the boundary runs.
-
Result in the cadastre
We submit the survey to the cadastral office (Kataster- und Vermessungsamt). The result is taken into the real estate cadastre and is then official.
Costs
What does a land survey cost?
Establishing boundaries, dividing a plot and setting boundary markers are official surveys. Their fees are set by the state fee regulation for official surveying (VermKostVO M-V, in German). They are the same at all official surveying bodies in the state, including us.
We tell you in advance how much they will be for your land. The cost estimate is free and without obligation. An online request with your land parcel from the map is all we need.

Frequently asked questions
What is the difference between a property (Grundstück) and a land parcel (Flurstück)?
The land parcel (Flurstück) is the unit of the real estate cadastre: a surveyed area of land with fixed boundaries. It is named by district (Gemarkung), section (Flur) and parcel number, for example Flur 2, Flurstück 45/3. The property (Grundstück) is the unit of the land register: what is listed under its own number in the register of a land register sheet. It consists of one or more whole parcels.
So parcels are surveyed, divided and merged. Properties are sold, mortgaged and inherited. What you call "my property" in everyday life, for example house and garden, can therefore be two or three parcels.
The difference matters if you want to sell part of your land or transfer it to your neighbour. It must first become a separate parcel through a subdivision survey. Only then can the land register record it as a property of its own or add it to the neighbouring property. The other way round, several parcels of one property can be combined into one by merging.
What is the difference between establishing and restoring a boundary?
When we establish a boundary (Grenzfeststellung), a boundary point is fixed officially for the first time. We determine its position, measure it and establish it with the owners involved (§ 29 GeoVermG M-V).
Restoring a boundary (Grenzwiederherstellung) concerns boundary points that have already been established. If the marker can no longer be found, is destroyed or needs to be checked, we use the data of the real estate cadastre to put the point back on site. This confirms it officially (§ 29 Abs. 5 GeoVermG M-V).
When is a boundary point considered established?
A boundary point is established when its position is clearly recorded in the official coordinate reference system and the decision on its position, made with the parties involved, can no longer be challenged (§ 29 Abs. 1 GeoVermG M-V). This usually applies to all boundary points that have already been part of a boundary appointment (Grenztermin).
What does Abmarkung mean?
Abmarkung means marking a boundary point permanently and visibly with a boundary marker. The word also means the administrative procedure that goes with it (§ 30 GeoVermG M-V). In Mecklenburg-Vorpommern, the boundary points of property boundaries must generally be marked.
Apart from the final marking (Schlussabmarkung), setting markers is not a survey of its own. It is part of establishing a boundary, restoring a boundary or a subdivision.
Does every boundary point need a marker?
No. Markers can be left out if
- the boundary point can be seen clearly enough from a permanent structure, for example the corner of a wall or a fence post,
- markers would make farming unreasonably difficult, for example on fields or meadows,
- the owners or holders of a heritable building right jointly apply to do without them,
- the boundary point belongs to land for public use,
- the boundary point lies on the shoreline or in a body of water, or
- the marking would cost far too much effort.
If construction work is in the way, the marking can be postponed. The owners must then have it done at their own cost once the obstacle is gone. This is the final marking (Schlussabmarkung), in building areas usually after the roads and utilities or the outdoor areas are finished.
Who has to attend the setting of boundary markers?
All neighbours concerned are told about the boundary appointment. However, not everyone has to attend in person. The appointment and the setting of markers can take place anyway. We handle this as an official surveying body.
What happens if a boundary stone is missing?
At first, nothing. Boundary markers show the boundaries on site. The course of the boundary and the ownership follow the official cadastral records.
Without a visible marker, however, disputes with neighbours can arise quickly, for example when building a fence or a garage. The physical marker of the boundary point should therefore be restored.
Important: Boundary markers must not be removed or set by yourself. Removing boundary markers on purpose or by negligence can lead to high fines (§ 26 Abs. 4 GeoVermG M-V).
What happens if a boundary marker was lost during construction work?
The legal course of the boundary stays the same. But the physical marker of the boundary point must be restored. Acting quickly saves a lot of trouble.
Never set a boundary marker yourself, even if you roughly know the old position (§ 26 Abs. 4 GeoVermG M-V). Only a publicly appointed surveying engineer or the responsible cadastre office may restore the boundary point.
What is the difference between Zerlegung and Sonderung?
Both create new parcels from one parcel. In a Zerlegung (subdivision) we determine all existing and new boundaries on site, establish or restore them and mark them if needed.
A Sonderung works without a survey on site. The new boundary points are neither shown nor marked, so it is only possible under special conditions. The markers usually follow later with the final marking (Schlussabmarkung).
Can two parcels be combined into one?
Yes, by merging them (Verschmelzung). The parcels must lie next to each other, form an economic unit and be recorded on the same land register sheet under the same number. The land registry must also have no objections, and there must be no other reasons against it, such as different charges. We do the preliminary check and the enquiry at the land registry.
If the parcels are listed under different numbers, they can first be united into one property under § 890 Abs. 1 BGB. As publicly appointed surveying engineers, we prepare the application and certify it (§ 27 GeoVermG M-V). For a building application this can save costs, for example because a chargeable public-law obligation to treat the plots as one (Vereinigungsbaulast) is no longer needed.
